The Holiday Pros is Florida's premier holiday lighting and decorating company, based in South Florida. We specialize in fully custom, turnkey holiday programs for commercial properties, luxury residences, HOAs, hotels, retail brands, and municipalities. Every program is designed in-house, installed by our team, maintained throughout the season, and removed in January. We don't offer packages or pre-built programs — everything we do is built specifically for the property we're working with.
We work with hotels and resorts, luxury private estates, gated communities and HOAs, retail brands and storefronts, office buildings and commercial properties, restaurants, and municipalities. Our clients include luxury fashion brands, Forbes-rated properties, and some of South Florida's most recognized residential communities including Islands of Cocoplum and Gables Estates. If your property has a high standard of presentation, we're the right fit.
Our primary service area is South Florida — Miami-Dade, Broward, and Palm Beach counties. This includes Miami, Miami Beach, Coral Gables, Doral, Key Biscayne, Boca Raton, Fort Lauderdale, and Palm Beach. For larger commercial programs, we serve clients statewide including the greater Tampa, Orlando, and Jacksonville areas. Three things separate us from every other company operating in South Florida. First, everything we do is fully custom — no catalogs, no packages, no templates. Second, we are local Florida experts. We understand the climate, the permitting requirements, the HOA structures, and what works here. National companies don't have that. Third, we serve a luxury market. Our clients include some of the most demanding properties in Florida and we hold ourselves to standards that most decorating companies simply don't operate at. The result is installations that look exceptional and hold up all season with zero disruption to your property or guests.
Yes. The Holiday Pros operates as a fully licensed and insured business in Florida. We carry appropriate liability coverage for all installation work including commercial properties, HOAs, and residential estates. All crew members working on your property are part of our team — we do not use unvetted subcontractors for installations.

A Holiday Pros program includes everything — initial consultation, site assessment, custom design, material sourcing, professional installation by our licensed crew, in-season proactive maintenance, and complete post-season removal in January. You do not need to source materials, manage vendors, or coordinate any logistics. From the first conversation to the final takedown, we handle the entire program. The only thing you approve is the design and the investment.
Yes — we handle both. Many of our commercial clients commission complete programs that cover the full property — exterior lighting on the building, entrance, and landscaping as well as full interior lobby transformations including designer Christmas trees, garland, wreaths, and bespoke arrangements. Interior and exterior programs are designed as a cohesive whole so the property feels unified from the moment a guest arrives to the moment they walk through the door.
We have the equipment, crew, and inventory to handle installations of significant scale — including Christmas trees up to 30 feet and beyond, full exterior building lighting, multi-point community programs covering entire HOAs, and large-format commercial displays for hotels, retail centers, and municipalities. Yes — HOA and community programs are one of our core service areas. We work with gated communities, master-planned developments, luxury condominiums, and clubhouse facilities throughout Miami-Dade, Broward, and Palm Beach counties. We understand HOA approval processes, common area restrictions, and the coordination required across multiple entry points and shared spaces. Our community clients include Islands of Cocoplum and Gables Estates among others.
Yes — proactive in-season maintenance is included in every Holiday Pros program. We monitor active installations and respond proactively throughout the season. If anything goes dark, shifts out of position, or needs adjustment, our team handles it before it becomes a problem for your property or your guests. You don't need to call us — we stay ahead of issues so you never have to manage them.
We use commercial-grade LED lighting and décor throughout — weather-resistant, UV-protected, and built for Florida's climate. We own our inventory outright, which means we control quality, availability, and customization. All lighting is LED for energy efficiency and longevity. Materials are selected specifically for each installation — we do not use generic retail product on commercial or luxury programs.
Pricing & Booking
What to expect on
investment and timing.
Our commercial programs start at $10,000 and scale based on property size, scope, and level of customization. A guard house entrance program for an HOA is a very different scope from a full hotel lobby and exterior transformation — and we price accordingly. We do not publish package pricing because every program is fully custom. The best way to get an accurate number is to schedule a consultation. We assess your property, understand your vision, and provide a transparent proposal with no hidden fees.
For commercial programs in South Florida, we recommend reaching out between July and September. Most of our hotel, HOA, and commercial clients confirm their programs by August — which gives us adequate time for custom design, material sourcing, and installation scheduling. That said, we maintain inventory for standard programs and can sometimes accommodate requests later in the season depending on availability. If you're considering a 2026 program, now is the right time to reach out.
We require a 50% deposit upon contract signing to secure your installation slot and begin design and material sourcing. The remaining balance is due upon completion of installation. Takedown is invoiced separately in January when the service is performed. We accept credit card, ACH bank transfer, and business check.

Your property is fully restored to its pre-season condition — every element removed, every anchor point addressed, nothing left behind.
Yes. Many of our commercial and HOA clients renew annually and we offer preferred pricing and priority scheduling for returning clients. Renewing early — ideally before June — ensures you retain your installation slot for the following season and locks in your program before our schedule fills. We'll reach out to existing clients in the spring to discuss renewals and any program enhancements for the upcoming season.

How installations work
from start to finish.
Standard commercial installations typically take one to three days depending on scope. Large-scale programs for hotels, full HOA communities, or multi-point commercial properties may require additional days — all planned and staged to minimize disruption to your operations and guests. We provide a specific installation timeline in your proposal so you know exactly what to expect before we arrive.
Not necessarily. For exterior installations, our crew can complete the work without you on-site as long as we have access to the property and any required entry points. For interior lobby programs or first-time installations at a new property, we recommend having a point of contact available for the first day. For returning clients where we know the property well, we often complete installations with minimal client involvement.
Takedowns begin in early January and continue through late January depending on schedule. We serve a significant number of clients and coordinate takedown scheduling to move as quickly as possible. Your takedown date is confirmed in your contract. Our crew removes everything professionally — all lighting, décor, and hardware — leaving your property in its original pre-season condition.
For installations that require permitting — certain commercial properties, municipalities, and public-facing installations — we guide you through the process and coordinate with the relevant authorities. We are familiar with the permitting requirements across Miami-Dade, Broward, and Palm Beach counties and factor permit timelines into our installation schedule.
Every Holiday Pros program includes proactive maintenance — we monitor and address issues before they become visible problems. If something unexpected occurs between visits, we offer rapid response service. All our installations include a workmanship warranty and we stand behind the quality of every program we deliver. You will never be left managing a problem on your own during the holiday season.
Yes — we plan every installation around your operations. For hotels, we coordinate around check-in and check-out patterns, event schedules, and any blackout periods. For retail brands and commercial properties, we work around business hours. For HOAs and residential communities, we coordinate with property management to ensure minimal disruption to residents. Your operating schedule is factored into the installation plan from day one.

In Florida, the holiday decorating season moves earlier than most markets because of the warm climate and the demand from commercial properties and HOAs that need to lock in programs before the season begins. The Holiday Pros recommends reaching out between June and August for the upcoming holiday season. Most of our programs are confirmed by September. If you wait until October or November, availability for custom programs becomes limited. The earlier you engage, the more we can do for your property.
